How much can my apartment earn? ▾

A well-equipped 1-bedroom in Palermo can earn between USD 1,200 and 1,800 net per month at 80-90% occupancy. The numbers vary by neighborhood, size and furnishings. Use the calculator on this page for a personalized estimate.

How much does StayBaires charge? ▾

We charge a commission on actual income, with no fixed monthly costs. If the apartment doesn't earn, we don't charge. The commission varies by service type and agreed terms — we tell you in the first consultation.

Where and how do I get paid? ▾

Airbnb releases payment the day after the guest checks in. You can receive the money in: an Argentine bank account (ARS or USD), a US account, Wise, Payoneer, or cash delivered in Buenos Aires (with an extra 8% for the pickup service).

What if it was a bad month? ▾

If occupancy drops, we analyze the causes together: price, photos, description, time of year. We adjust the strategy at no extra cost. Our commission is tied to your results, so we have the same incentive you do for the apartment to perform.

Can I use my apartment whenever I want? ▾

Yes. We block the dates you need with reasonable notice (at least 2-3 days so we can close open bookings). The apartment is always yours — we're co-hosts, not tenants.

How do I find out about each booking and update? ▾

We work as co-hosts on your own Airbnb account. You see every booking, message and payment in real time. We also proactively notify you on WhatsApp of anything relevant.

What if there's a problem with a guest? ▾

We handle it. We have protocols for noise, damage, late check-out and disputes. If it's a damage incident, we file the AirCover claim that covers up to USD 1,000,000. You're informed but don't have to do anything.

Who owns the Airbnb listing? ▾

Always you. The listing is created on your personal Airbnb account. We operate as "co-hosts" with delegated access. If one day you want to manage it yourself, we remove our access and the listing with all its reviews stays 100% yours.

What if something gets broken? ▾

Airbnb AirCover covers damage up to USD 1,000,000 per stay. For minor damage (under USD 300) we resolve it directly with the guest without filing a formal claim. We've never had an unresolved damage in 8 years.

What does the apartment need to get started? ▾

At minimum: a bed with linens, a basic equipped kitchen (fridge, microwave, utensils), a full bathroom, wifi, heating/AC and a lockbox or contactless key system. If anything's missing, we can coordinate the setup.

Is it legal to rent via Airbnb in Buenos Aires? ▾

Yes. Decree 1182/19 regulates short-stay accommodations in Buenos Aires. Properties must register in the Tourist Accommodation Registry (REAT). We include the registration process in the onboarding.

Do I have to declare the income to the tax authority? ▾

Yes, short-term rental income is taxable. The most common setup is the simplified tax regime or declaring additional income. We can recommend accountants who specialize in this, but the tax filing is not included in our service.

Can I rent if I live abroad? ▾

Yes, that's exactly our most common owner profile. You need an active Airbnb account, a way to get paid (Wise, US account, local account with power of attorney if needed) and to give us co-host access. We take care of the rest.
